ABSTRACT

The Interpretation of Dreams
There are many ways to understand dreams, among them Sigmund Freud's, one of the most influential psychoanalysts in history. When in BEE Cashback Home we dream about bee chasing, we know it is a good sign. The good news is that chasing of bees means that people will love to follow you. Your colleagues will be highly influenced by your work style and love to get some inspiration from you. Check out some project that you are working on. Perhaps, it is time for some good news. And indeed it is - just think about your new BEE Cashback Home.

When you are dreaming of a beehive, it means that you will soon hear good news in your business. Bees signify teamwork and a beehive denotes the project. It’s all about BEE, man!

What is there for you inside BEE Cashback Home project? When buying your household utensils and furnishing your own home with a help of a computer was first shown on CEBIT, the largest and most internationally representative computer expo, there were few people who believed it could be possible in the near future. Today IKEA is demonstrating that you can perfectly furnish your home without leaving home. We assure you that you can also build your own home using only your laptop, imagination, and our friendly app. Yes, you can make money with that too.

BEE Cashback Home project team has developed what we call a multi-language beeAPP for IOS and ANDROID application that will help you buy a piece of land, hire architects, construction specialists as well as legal and financial experts, or otherwise, professionally buy and sell ready-made houses and apartments, all in one package, almost all around the world. It is a high-tech modern solution that will be deployed globally constantly expanding and developing. After the beeAPP has been implemented, the worldwide sales begin using our 60,000 marketers and a full support of the Cashback World shopping community with more than 11 million members and 120,000 Cashback World Loyalty Merchants currently active in 47 countries spread over six continents. Our beeAPP will also be presented on Eyetime – the new revolutionary instant messaging and calling service with state-of-the-art encryption and worldwide connectivity, the title sponsor of the Austrian Grand Prix 2018. This is only stage one.

While beeAPP is being sold, web congresses with experts will be launched concentrating on various real estate issues like house construction, green energy, ecology and environment, financial aspects and property as investment theme. This shall be further followed by Plan Your House Workshops face to face with architects other specialists and members of the BEE Cashback Home team.

During stage two competence centres will be constructed, first in Austria, with fully equipped real sample houses that could be rented
free for a fixed period of time in order to accommodate to the new environment and create your own house most suitable for you and your family. This will be done in collaboration with the specialists of the competence centre.

Stage three will include construction and development of competence centres with sample houses in all 47 countries where CB World is currently active. Thus, the flexibility and innovation of the BEE Cashback Home project will help to fuse two important notions of the 21st century: independent development plan based on blockchain technology and ecologically friendly as well as financially robust implementation of the home building plan. In simple words, our project guarantees sustainable development that consists of three pillars: economic growth, social evolution and personal welfare. By offering healthy living to everybody we also think about climate protection, regionality and environmental care. Today, this is the most competitive solution for conservative and future-oriented supporters. Actually, the future is not too far away and begins right now.

BEE CASHBACK HOME PROJECT

The Problem
For years, couples, families and individuals who want to build their own home have thrilled to the sight of scores of design-stricken enthusiasts impoverishing themselves and jeopardising their mental health in quests to build ideal homes on less than ideal sites. Like tens of thousands of others, your neighbour has built his own house. As a result, it cost more than he planned, took longer than expected and ended with an acrimonious visit to a lawyer. In one of the latest series of the British Channel 4 programme Grand Designs, one couple was forced to borrow from family members when they found their new country home with a view could not be connected to the electricity or water supply without spending an extra £40,000 to dig a long trench in the road. In Hertfordshire, a developer (who should have known better) spent six years fighting the planners and another four years building his Roman villa-inspired home. Costs over the 10 years rose from £600,000 to an estimated £2m, the Financial Times reported. These tales of woe, however, appear not to be putting people off. And the so-called ‘rules of thumb’ suggested by many Internet sites and the media that can allegedly help smooth a home’s construction rarely prevent an oversight from turning into a catastrophe.

BEE Cashback Home Building Congress
In the course of a one-day event this Building Congress provides a unique forum to advance an agenda focusing on property investment with ecological and sustainable development at its core, and professional exchange with cb world partners. This is achieved by the dedicated involvement and cooperation of the contractors, architects, engineers, real estate managers, developers, owners and investors who comprise the building community.

BEE Cashback Home Workshop
Those who want to build their self-designed eco-home using our beeAPP would like to attend a one-day workshop on how to build your own house. To start with the project you need to buy a piece of land if you do not already own one. Your step two will be to select a home-building project plan to determine the necessary further steps. You shall then sit down with our architects and construction specialists to select a house plan out of over 150 custom-ready blueprints and learn how to use our beeAPP to proceed with other steps. You shall also learn what means a WAG method of estimating the cost of building your new home and what types of insurance your bank shall require. (For those who do not know, the WAG method stands for “Wild Ass Guesses” that you’d rather prefer to avoid.) Altogether, there are serious issues you have to consider before you start, from the estimated cost breakdown of your home to the method your builder gets paid – our beeAPP will give you clear answers and guidelines to all of them.

SECOND: From the outset it must be noted that this ICO is not intended to give investors a stake in the BEE Cashback Home project startup and our utility tokens represent future access to the company’s product and services. But it gives the supporters the possibility of a return of investment when selling the token at a later date for a higher price. If you want to look at BCH tokens from this perspective, here is an introduction to our tokens and various options.

Advantages
Building your own house is a pleasure and a challenge. However, like childbirth, the pain is worth it. At the end of the day you have the home of your dream with space, light, and as many household appliances and electronics as you want.
In several countries there are tax advantages to building a new home instead of expanding an existing one. In England, for example, new self-builds qualify for rebates in VAT. The construction experts estimate that the typical cost of building your own home is £1,500 - £2,000 per sq m if you stick to your original design and specification. According to the official report, in 2011, as part of its Housing Strategy for England, the government announced that it expected to double the number of self-built properties, with 100,000 to be completed by 2021. British legislation in 2016 included several measures to facilitate self and custom build, placing a duty on councils to allocate land.

The biggest problems for self-builders are the availability of land, getting planning permission and accessing funding. Unpredictable problems can always crop up.
After demolishing a small property to build a larger one, a self-builder may find that the sewer needs to be moved and the water company will require a substantial bond until the work is completed and inspected. Most people who are engaged in the construction of their own house also worry about their builder going bust at any moment.

All these problems can be successfully solved by using our first-ever beeAPP for self-building with the supporting educational and training courses like workshops and building congresses. The BCH Project application includes all features necessary to build an ecologically clean home of your dream offering the best possible solution all in one package. It will help you to find a plot – a property with planning permission - at any of 47 countries geographical locations, select an appropriate house project, plan the works, if necessary get the financing, stay on budget, select a construction company with a solid reputation for excellence and reliability, and when needed use the services of a quantity surveyor to bring your contractors to heel. Plus, you shall get 4 % cashback and 5 % shopping points on every 100 euros spent.

THE MARKET

What is self-build and custom build housing
Self-build and custom build both provide routes into home ownership for individuals and groups who want to play a role in developing their own homes. As the sector has grown, distinctions have developed between self-build and custom build approaches.

We define
self-build as projects where someone directly organises the design and construction of their new home. This covers quite a wide range of projects. The most obvious example is a traditional 'DIY self-build' home, where the self-builder selects the design they want and then does much of the actual construction work themselves. But self-build also includes projects where the self- builder arranges for an architect/contractor to build their home for them; and those projects that are delivered by kit home companies (where the self-builder still has to find the plot, arrange for the slab to be installed and then has to organise the kit home company to build the property for them). Some people have summarised self-build homes as those where people roll their sleeves up and get their hands dirty by organising or doing the physical work themselves.

Homes that are defined as
custom build tend to be those where you work with a specialist developer to help deliver your own home. This is usually less stressful as you'll have an expert riding shotgun for you. A new breed of custom build developer has emerged over the last two years, and these organisations take on most of the gritty issues for you – everything from securing or providing a site in the first place, through to managing the construction work and even arranging the finance for you. This is actually what our beeAPP, Building Congresses, workshops and Competence Centres are for. This is more of a 'hands off' approach. It also de-risks the process for the person who is seeking to get a home built. Some people are concerned that by going to a custom build developer you'll get less of a say in the design and layout of the home you want. But this won't be the case with our app and the supporting structure - we will be able to tailor it to perfectly match your requirements.

The size of the market
There is no conclusive figure for the number of self/custom build properties completed each year but the generally accepted estimate is that self-build accounts for between 7-10% of new housing (around 12,000 homes per year) across the UK. The American Marketing Association’s ‘Self-build Housing Market Report – UK 2016-2020 Analysis’ estimates that self-build completions are currently around 12,000 per year; equivalent to around 10% of new private sector house building. The AMA market research estimated that the value of the self/custom build market to the UK economy in 2013 was approximately £3.4 billion. The most recent AMA forecasts predict a growth in self-build values: ‘Our value estimates suggest steady forecasts, with self-build values rising by around 5% in 2016, reflecting an expectation in a modest rise in self-build volumes and material and labour costs. Thereafter, the self-build market is expected to grow steadily by around 7-10% per annum to 2020.’

With this, the UK has traditionally had a much lower rate of self-building than other European countries. As noted in the briefing paper presented to the British Parliament, in the UK the sector makes up around 7-10% of new builds while in Austria 80% of housing completions are self-build; in France the figure is nearer 60%. AMA estimates that in the countries like Belgium, Italy and Sweden the self-build rates are above 65%. While, as mentioned, the figure in the UK is 12,000 self- build completions per year, our figures show that current self-build completions in Austria are around 10,000, Germany – 90,000 and Italy – 130,000 dwellings. In what regards our project it must be noted that in Austria, Germany and Italy there are currently about 3 million Cashback World shoppers and the number grows.

Stacks Image 291
Stacks Image 293

The main challenges to undertaking self build projects continue to be access to land and finance with additional challenges in the planning process and associated regulations. In the current financial climate, self-builders attempting to obtain a mortgage still face a more restricted choice of lenders in the market willing to lend money on a property, which has not yet been built. As a result, significant personal financial deposits by self-builders are still required.

Naturally, law-makers and the governments of leading European countries know about these problems and take steps to raise the profile of self-build through a series of measures including easing constraints in planning, cutting taxes for self-build developments, providing a number of funds to assist individuals and communities to self-build, and by releasing public land for self-build projects to enable a growing number of new entrants into the ‘custom build developer’ market. The BCH project’s target for the above-mentioned three European countries – Austria, Germany and Italy – is to complete 2,400 custom build homes by the end of 2021.

Demand for self/custom build
The most recent and comprehensive Timetric’s report ‘Construction in Austria – Key Trends and Opportunities to 2020’ provides detailed market analysis, information and insights into the Austrian construction industry and current trends. The report estimates the Austrian construction industry's growth prospects by market, project type and construction activity including one-family self-build and custom build housing tendencies.

Among the key highlights, there is information showing that with the aim of providing a better quality of life to the rural populace, the government launched the Austrian Rural Development Program (RDP) 2014–2020. Under this program, it aims to develop agricultural, transport, energy and infrastructure for an expected investment of €15.4 billion (US$21.0 billion) by 2020. According to Statistics Austria, the residential construction market is expected to benefit from the country’s rising migrant population. With the aim of reducing travel times and increasing trade between neighbouring countries, the government is planning to expand its cross-border road and rail networks. In 2014, it signed an agreement with Hungary to increase the number of cross-border roads from 29 in 2014 to 40 by 2020, and in 2015 it announced plans to modernize the country’s two cross-border rail networks, connecting Hungary to Austria, for an investment of €216 million (US$295.2 million) by 2020. Under the Energy Strategy Austria policy, it is also planned to increase the share of renewables in the country’s total energy mix from 32.6% in 2014 to 34.0% by 2020. The government also aims to reduce 16.0% of greenhouse gases emissions by 2020. Accordingly, the government is planning to increase the installed capacity of wind energy by 23.1%, going from 2,095.0 MW in 2014 to 2,578.0 MW by 2020. The capacity of solar photovoltaic energy is planned to be increased to 750.0 MW, and hydropower to 7,707.0 MW by 2020. The Austrian government also plans to equip all households, including self-build and custom build homes, with an Internet connection speed of 100Mbps by 2020. Under this program, the government has allocated €1.0 billion (US$1.4 billion) for the construction of related infrastructure by 2020.

In 2014, construction activity in Austria was weak due to a deteriorating business environment and weak economic performance. However, due to recovery in economic conditions, the industry’s forecast-period (2016–20) outlook is better than its previous figures, with the average annual growth in real terms set to accelerate from 0.03% during the earlier period to 1.17% over the forecast period. Therefore, the self-build market is expected to grow steadily to 2020.

Use of Proceeds 69% investment in beeAPP, Competence Centres, demonstration eco-houses and Congresses total in 18,895,000.
9% promotion, sales and marketing, R&D and Administration total in € 2,500,000.

We have calculated the cost of the ICO (legal advice, production of promotion materials, staff for marketing and communication, direct marketing expenses such as social media space, banners, paid articles, road shows, etc.) to be €2,500,000. A large portion of this amount was raised before we even launched our website and official pre-sale began. We expect to fully cover the final costs of the beeAPP production by mid-October 2018 and the cost of ICO by the beginning of January 2019. Therefore, contributions raised during the core ICO will be used entirely for investments and for building the company. 10% of the core ICO funds will be used for operational costs. During the first months of the roll-out, overhead and administrative expenses will not be fully covered by revenues. As such, we will reserve 12% of the capital raised from the ICO for the roll-out phase (administration, research & development, legal proceedings for token status, etc). 19,750,000 million tokens will be reserved in the Mother Wallet and locked for 12 month starting from the end of the ICO phase.
The BCH ICO is conducted by BEE Cashback Home Project – the company that has created the first-ever computer application for self-building ecologically friendly energy saving dwellings. The beeAPP, as it is called, offers a full cycle from choosing a piece of land for building a home in any of 47 countries geographical locations to turnkey residential construction solutions. On demand, each beeAPP is supported by a variety of services like workshops, Building Congresses, Competence Centres and demonstration houses to spend several nights getting accustomed to the house design, dimensions, materials, installations, layout and facilities that we call test living.

For the benefit of our investors, we plan to make the BCH token available beyond qualified investors from the cb world community for a broader public. Our priority jurisdictions are Austria, Germany, Italy, Switzerland, Belgium, Slovenia, South Africa, France, United Kingdom, Hungary, Romania, and the United States.

Operational Plan
The BEE Cashback Home project team feel committed to the plan put forward in this White Paper. Nevertheless circumstances, legal proceedings and disruptions
in crypto markets and stock exchanges might arise that could force BCH to deviate from its original schedule. For more information view our

Legal review of some aspects of the White Paper
by BCH Project
In a nutshell, the main idea of the project is to secure funding for the creation of the unique beeAPP computer application for self-build eco-construction, operational first in Austria and the countries of the European Union and later worldwide, and at the same time for the setting up of an infrastructure to support this activity provided all other services and businesses are available locally.

This auxiliary support infrastructure will include workshops and Building Congresses as well as Competence Centres for Sustainability with three differently designed and planned demonstration eco-houses for test living in every geographical location where the system will be launched.

Eco-friendly construction has developed in response to the knowledge that buildings have an often-negative impact upon our environment and natural resources. This includes transporting materials hundreds or thousands of miles, which is far from being eco-friendly in regards to the energy required to transport them, and also in emissions of hazardous chemicals from a poorly designed building that creates, and traps them. The international law to limit global warming to below 2°C following the Paris Agreement puts a renewed emphasis on the need for Europe to accelerate the smart energy transition. For the European building stock to effectively contribute to the global climate target, the built environment must yet undergo a deep transformation to become both smart and efficient.

Several countries, particularly Great Britain, Germany and the United States are making eco-construction a national priority, as part of a Governmental response to sustainable development. Currently, there is no internationally agreed target for reducing carbon emissions, but several governments and non-governmental organisations (NGO's) are recognising that the built environment plays a huge role in this.

This tendency is being actively picked up by self-builders who according to the
Financial Times now account for almost 10 per cent of private new-build homes in the UK. A similar picture is observed in Austria, Germany, Italy, Switzerland, Poland and other European countries. The American LEED – Leadership in Energy and Environmental Design – has become one of the most popular green building certification programmes used worldwide. Legislation of several countries now includes measures to facilitate self and custom build especially when it comes to environmentally friendly, green projects.

The realization of the programme provides for some novel ideas because it is backed by two enormously powerful structures: Cashback World shopping community and Eyetime – the new revolutionary instant messaging and calling service with state-of-the-art encryption and worldwide connectivity, the title sponsor of the Austrian Grand Prix 2018. Both have millions of users worldwide so the problem of token distribution is potentially solved from the very beginning. As part of the system, BEE Cashback Home project also offers cashback and shopping points to all investors. Thus, it is not only cheaper to build your own home but you also earn money while spending them.

It is only natural that everyone involved in an ICO is advised as to the legal implications that can arise not only from the content of the documents – White Paper, General Terms & Conditions, SAFT and Token Purchase Agreement, – but oftentimes from what is not included in the documents. Above all, we understand that legal certainty and clarity should govern the relationships between the ICO team and token buyers, holders or users. It is always advisable to hire a legal team with whom you can collaborate in terms of getting a legal advice during all stages of the ICO or at least seek a counsel of a lawyer before you get into it.

Through the ICO fundraising model, startups raise capital by issuing crypto tokens on a blockchain and distribute them to token buyers in exchange for making a financial contribution to the project. These tokens, which can be transferred across the network and traded on cryptocurrency exchanges, can serve a multitude of different functions, from granting its holders access to a product or service to entitling them to company dividends. Depending on their function, crypto tokens may be classified as utility tokens or security tokens.

In simple words, utility tokens represent future access to a company’s product or service. The defining characteristic of utility tokens is that they are not designed as direct investments - if properly structured, this feature exempts utility tokens from federal laws governing securities. If a crypto token derives its value from an external, tradable asset, it is classified as a security token and becomes subject to federal securities regulations.

Local Legislation
The document published by the Buildings Performance Institute Europe (BPIE) reveals that some countries have already put in place legislation to take steps towards a smart built environment, such as encouraging the optimisation of the heating system, supporting building energy storage or deploying smart meters. There are also numerous examples showcasing the multiple characteristics of a smart built environment. In Austria, for example, there are more and more buildings that receive Golden, Silver or even Platinum LEED certification like the new Moxy hotel at Vienna Airport, Converse Factory Store Parndorf and IZD Tower on the Danube. This means a change of mind-set to recognise buildings as an integral part of Europe’s energy infrastructure and make the full use of their wide-ranging abilities.

In a recent report, BPIE developed ten principles for buildings to be at the core of a decarbonised energy system making it more flexible, resilient and efficient by saving energy as well as producing, storing and supplying it. Building on these principles, this report assesses the extent to which Member States across Europe are ready for the transition to a highly efficient and smart building stock. It looks at whether buildings are efficient and healthy, whether they optimise and control the use of resources, and whether they respond to the needs of the energy system and enable renewable energy. The authors conclude that current EU legislation lacks sufficiently ambitious drivers to push the development of smart buildings. At the same time, lawmakers in every developed country where BEE Cashback Home sets out to operate well realise that eco-friendly green buildings are not only about mitigating emissions or balancing energy flows, it is about delivering direct benefits for the citizens in terms of lower energy bills and warmer homes.

Company Structure
A pictogram below illustrates the token issuer, its relation to the operating company, planned business and its backers.
The token issuer is Dwellincon Limited registered in London. It is a holding company for all BCH tokens, their Mother Wallet. The project operating company running the whole business is BCH Project registered in Vienna, Austria. It is responsible for the creation of beeAPP, organising Building Congresses and workshops. The company is also in charge of the construction of Competence Centres for Sustainability as well as demonstration eco-houses in various geographical locations like Europe, South Africa and the United States.

This whole structure is backed by the Cashback World shopping community with more than 11 million shoppers growing every 8 seconds by one new shopper and over 60,000 marketers in 47 countries on six continents, plus 120,000 Loyal Merchants and growing, who offer their goods and services. The last but not least, the promotion of the project is guaranteed by Eyetime where BEE CASHBACK HOME will have an own channel, which like Facebook and its messenger WhatsApp is a freeware with a wide range of services and sophisticated cryptography. Initial BCH token offering will be made to the registered members of the cb world community. The active PR campaign for the promotion of BCH project started in August 2018 and includes sporting events, international exhibitions, presentations and
road shows.
